Why is a Home Inspection necessary?

Why should I get a Pre-Home Inspection?
This is probably the most cost effective decision a home seller will ever make. Home sellers wait until a buyer comes along and makes and offer, which is usually contingent on the home inspection and the items found during the inspection process. Along comes Mr. Home Inspector who might or might not find major problems with the structure, heating and cooling system, plumbing, electrical, etc. If a structural problem is found a Structural Engineer may need to be consulted.

All of the above mentioned items can easily delay or worse yet derail your sale. This would require you to start the process all over again. The property would need to be shown on a regular basis and keep in show condition. What if you need the proceeds to close on another house or if you are moving out of town and cannot afford delays?

A professional home inspection can give you a one up on your competition by identifying any items the might need repair before the house is put on the market. How long does the average inspection take?
The typical home under 2000 square feet takes approximately 2 1/2 to 3 hours. For every additional thousand square feet the inspection takes about 45 minutes more.

Do I need to be there when the inspection is taking place?
Absolutely. The sucess of the inspection process depends on the buyer's involvement. This is a time to learn the various aspects of your potential home. Many maintenance tips and areas are discussed that will be vital to the upkeep of your home.

What areas are inspected?
Exterior of structure, foundation, grading around foundation, any exterior component that would effect proper wear of the structure, crawlspaces, attics, roofs, electrical, plumbing, drains, garage doors, safety issues, windows, cabinets, counters, flooring, and especially heating and cooling units.

What does a report consist of?
Each report has a summary of seven categories: Exterior, roof, crawlspace, attic, electrical, plumbing, and interior. Any items found operating improperly are listed in the summary and cross referenced in the main body of the report. The report is about 15 pages long. How much prior notice is needed to schedule an inspection?
Usually one can be scheduled 72 hours before it takes place.
